California.  Three siblings tenants in common on property with father, each own 25%.  Father dies October 2004, his 25% goes to probate.   Sibling/Caregiver who lived on property with father for several years has remained on the property.  She has paid property taxes, home owners insurance, father's car insurance, replaced defective appliances since, paid for whole house inspection, appraisal, pest report, gotten bids for work needed, etc.   2002-2004 she put $60,000 of her personal retirement money into property improvements and remodeling of guest house.  At that time family members had agreed to keep property in family, and so stupid sibling dumps her savings into property thinking that it was for the family's future enjoyment.   The two bad siblings had change of plans after Dad's death and want bought out.   House appraised at $380K-480K, so I am getting FHA loan for 2/3 of final price of house.   Inspections prove $80-120K schedule 1 rot repairs needed before house can sell (massive deck, support beams, siding, house elevated 30ft on support beams.   Have learned that the two attorneys involved in this case have longstanding feud and general dislike and distrust of each other.  I have a million questions, but I'll start with this:   Is the estate responsible for the property taxes, home owners insurance, and necessary repairs since Dad's death or is the person living in the house, me.   And shouldn't I get my personal investment back, or at least 2/3 of it?
